They Offered a Ridiculous Promo, and I Bought Without Visiting the Land

I don’t know who needs to hear this, but if the promo sounds like a scam from the village WhatsApp group… please, shine your eye.

This story? It’s mine. I’m the “they can’t be lying, it’s a registered company” guy. The “₦500k for a full plot in Lagos, promo ends in 24 hours!” guy. Yes, that guy.

The Promo That Hooked Me

It started with a Facebook ad that looked too good to be true — because it was.

“Buy a full plot of land in Ibeju Lekki for ₦500k! Free documentation! Free inspection! Free Goody bag!”

Goody bag, bros. They were offering free bottled water and gala too. Who was I not to take this blessing?

I didn’t go for inspection because “Ah ah, the video is clear na,” and

“Some guy on Facebook said he’d bought three plots already.”

Yes — the same guy whose entire profile screams ‘crypto prince’ and hasn’t posted anything real since 2018.

Payment in a Rush

They said the offer ends in 24 hours. I didn’t want to “carry last,” so I transferred the money faster than I send tithe.

In return, they sent me a “receipt” on WhatsApp, signed by someone named “Mr. Sunday Assistant Sales Rep.” I didn’t ask questions — because who questions favour?

😶 Reality Hits

Two months later, I hadn’t heard anything. No allocation date, no beacon, no land, not even pure water.
I called them, and guess what?
“Hello sir, the promo estate is temporarily under restructuring, but you can upgrade to our premium estate in Ikorodu for just ₦2 million.”

Excuse me?

I said, “What happened to the land I paid for?”

They said, “That one is on hold. It’s a new government regulation.”
Translation: That one no exist, o.

🏃‍♂️The Chase

After several follow-ups, they stopped replying. The phone line started saying, “This number is not reachable.”
I visited the address on their website — no company in sight. I saw a generator repair shop instead.

That’s when it hit me: I had just paid for Hope & Promise Estate, phase nothing.


📌 Lesson Learned

  1. Always inspect land before paying. Even if your village prophet says it’s genuine.

  2. If it sounds too good to be true, it probably comes with a Goody bag and no land.

  3. Don’t let “promo pressure” rush you into losing your hard-earned money.

  4. Ask for title documents. Not jpegs of flyers with happy people holding keys.

  5. And finally… if the estate name ends in “Gardens,” “Phase 9,” or “Legacy View International Grand Royale Park City”… be very careful.
