My Best Friend Sold Me Fake Land — No Document No refund. Just pain.

I never thought I’d be the one writing this.

Not after all the advice I’ve given others. Not after the countless land videos I’ve posted on social media. But sometimes, even the wise fall into traps — especially when the trap comes dressed as a trusted friend.

In 2021, my best friend of over 10 years approached me with what seemed like a golden opportunity.

And because I trusted him, I didn’t ask for:

• Deed of assignment

• Proof of ownership

• Family meeting minutes or ID

• Land search at the land registry

Nothing.

Just pure “my guy no fit scam me” confidence.

I transferred the money.

That was the beginning of a 6-month nightmare.

The real owners of the land surfaced shortly after I tried to fence it. They gave me 3 days to vacate or face legal action. Turns out they had never heard of my friend. The land had never been up for sale.

I called him. He started avoiding my calls. Weeks later, I heard he had relocated to another state.

That’s when I realised something harsh:

Scam doesn’t always wear a stranger’s face. Sometimes, it wears a familiar one.

Lessons I Learned the Hard Way

• Friendship is not proof of ownership

• Always demand and verify documents — no matter who is selling

• Do a land search before payment, especially for family land

• Don’t let pressure or urgency cloud your judgment

• Have every transaction witnessed, documented, and signed

Don’t buy land blindly. Ask questions. Demand documents. Consult professionals.
