I Paid for Land During Promo... and the Land Didn’t Exist

In 2022, James saw a Facebook advert:
“Promo! Get a full plot of land in Ikorodu for just ₦750,000. Buy now, get free deed & survey!”

It looked legit. The pictures were beautiful. The company’s page had over 10,000 likes. They even posted “allocation day” videos showing people dancing on site. James didn’t think twice. He called the agent, confirmed location, and made payment in less than a week.

Then the excuses started.

“Your allocation is next month.”
“Sorry, the surveyor is not around.”
“We’re waiting for the community elders.”

After three months of chasing, James decided to drive down himself.

What he saw shocked him.

The “estate” was a bush. No signpost. No clearing. Just a hunter’s path and two random sticks marking boundaries.

He asked the nearest villagers — no one had ever heard of the estate name.

James tried to reach the agent again. Number switched off.
The company page? Deleted.
His ₦750,000? Gone.

Many fake developers run promo ads around festive periods — Easter, December, or Independence Day — and vanish once the rush is over.

They use:

  • Beautiful graphic designs

  • Fake testimonials

  • Stolen drone footage

  • Pressure tactics like “Only 3 plots left!”

What You Should Do Before Paying for Promo Land

  1. Insist on inspection — even if it’s free land.

  2. Confirm ownership documents (layout plan, excision, survey).

  3. Ask for real allocation videos, not stock footage.

  4. Check CAC registration and track record.

  5. Avoid paying in full without documentation.
